How much does it cost to list my property or business for sale?
Zero. Zip. Zilch. It doesn't cost you anything to list your home, commercial real estate, or business for sale.
Can I post photos?
Yes. You can post up to 100 photos. You can also post links to videos, as well as documents such as floor plans, etc.
Can I include a virtual tour or video?
Yes.
Can I edit my listing after posting?
Yes.
How do buyers contact me?
They can contact you through the site — you don't have to publish your phone number or email publicly. When a buyer sends a message, your message will be forwarded to your email. You decide when and how to share your direct contact info.
Do you share my information with anyone?
No.
How do I know a listing is real and not a scam?
We do our best to ensure listings are verified before they go live. If a listing looks suspicious — unusually low price, reluctance to meet in person, requests for wire transfers — trust your instincts. Report anything suspicious to us. For safety, always meet sellers in person and view the property before making any payment.
What do I do when I sell it?
Remove the listing or mark it as sold.
How do I contact the seller of a property?
You can contact sellers through our messaging system. Create a free account, send your message, and we'll deliver it to the seller — your email and phone number stay private. Some sellers also list their phone number or email directly. If they do, you can contact them however you prefer.
Is there a fee for buyers?
No. Browsing listings, contacting sellers, and using the site is completely free for buyers. We don't charge commissions or transaction fees.
How do I know a listing is real?
Every listing on ForSale.Direct is reviewed by our team before it goes live. We check for common signs of fraud — stock photos, duplicate listings from other sites, or prices that seem too good to be true. That said, no verification process is perfect. Always trust your instincts. If something feels off, let us know.
How do I stay safe when contacting a seller?
What if I think a listing is a scam?
Message us through the form on the listing page with the listing link and a description of what seems wrong. We review every report and remove fraudulent listings quickly.
Are listings up to date?
Sellers manage their own listings and are encouraged to update or remove them when properties sell. Each listing shows the date it was last updated. If you find a listing that appears outdated or sold, let us know and we'll follow up with the seller.
Can I save and print favorite properties?
Yes. Create a free account to save listings to your favorites, get notified of price changes, and track properties you're interested in. You can also print listings with photos.
Does ForSale.Direct guarantee transactions?
No. ForSale.Direct connects buyers and sellers directly — we're not involved in the transaction itself. That's how we keep listings free and commission-free. But it also means you're responsible for doing your own due diligence. For major purchases, we recommend a professional home inspection, a title search, and working with a real estate attorney for the paperwork.
What areas do you serve?
We're currently focused on the Front Range of Colorado — Denver, Colorado Springs, Fort Collins, Boulder, Loveland, Greeley, Pueblo, and the surrounding communities. We're expanding to additional areas as we grow. If you'd like to see your area added, let us know.
Who can list a property on ForSale.direct?
ForSale.Direct welcomes anyone selling a property they (or their business) own. This includes property owners selling their home, land, or commercial property; home builders selling properties they built and own; LLCs and business entities listing properties they hold; and property managers listing properties they own or manage in their own portfolio. What we don't allow is listings posted on behalf of someone else's property. If you're representing another owner, you're acting as an agent, and ForSale.Direct isn't the right platform. When in doubt, ask yourself: if this property sells, do I personally (or my company) get paid as the seller, or do I get paid a commission? If it's a commission, this isn't the right place.
Do you allow real estate agents to post?
No. ForSale.Direct is for property owners listing their own properties. No agents, no brokers, no commissions. We built this site for people who want direct contact between buyers and sellers — without the fees, the gatekeeping, or the back-and-forth through a third party. If you're an agent looking to list a client's property, this isn't the right platform.
How do you make money if everything is free?
Fair question. ForSale.Direct is part of a larger network of local marketplaces we're building. ForSale.direct and ForRent.direct help people find homes and properties. The services side of the network — the inspectors, contractors, movers, and other vendors buyers and sellers need — is where we generate revenue, not through your listing or your home search. Keeping ForSale.Direct free lets us build the audience that makes the rest of the network valuable.
Are you affiliated with Zillow, Realtor.com, Craigslist, or other real estate sites?
No. ForSale.Direct is independent. We're not owned by, partnered with, or feeding listings to any other real estate platform. Listings here stay here, and contact between buyers and sellers happens directly.
Who runs ForSale.Direct?
ForSale.Direct is part of the SiteWorks network — a family of local marketplace sites built to connect communities.
