The free FSBO Starter Kit

Selling without an agent is a learnable job. This is the checklist version — the same one sellers forward to each other. The whole kit is on this page, free; leave an email and we'll send it as one tidy copy for your fridge door.

The kit — six steps, in order

  1. Price it honestly. Look at what similar homes nearby are actually listed and selling for — not what you hope. The value snapshot below is a starting point; a local appraiser is the tiebreaker for unusual homes.
  2. Photos that do the talking. Front of the house first, then kitchen, living room, every bedroom, bathrooms, yard front and back — daylight, counters cleared. Buyers decide from photos whether to come at all.
  3. Disclosures up front. Roof age, water, work done with or without permits — write it down. Honest disclosures prevent dead deals. Your state's disclosure form is in the Documents section.
  4. Showings without the stress. Group showings into windows, have a second person around, valuables away, and let buyers wander — hovering sellers make quiet buyers.
  5. The paperwork. Purchase contract, disclosures, earnest money receipt, closing checklist — free templates with plain-words guides in the Documents section. Have your own attorney look anything over before you sign.
  6. Closing. A title company or closing attorney holds the money and files the papers. Finish the closing checklist in the last two weeks and the day itself is boring — boring is good.
